Billingsley Co.'s Cypress Waters development is adding eateries, walking trails and pickleball to keep residents and office workers happy.

Built around North Lake, which once served to cool an electric power plant, Cypress Waters is near the corner of LBJ Freeway and Belt Line Road on the edge of Coppell. All but a small section of the development is in the city of Dallas.

Billingsley Co. bought the first Cypress Waters land in 2004, and the project has evolved into one of the most successful mixed-use developments in North Texas. The company is building on that with an array of restaurant, retail and recreation offerings. “We recently opened a nine-hole putting green,” Billingsley said. “And in about two months, we are going to start construction on volleyball and pickleball courts. We just opened the trail all around the lake. Now you have a 6-mile loop.”

Cypress Waters is growing its dining options in the lakeside development east of Belt Line Road that’s called“We are going to start construction this summer on four new restaurants that are in a speculative building we are actively leasing,” Billingsley said. “At The Sound, we’ll go from seven to 11 restaurants. That just brings more energy. We want people to come here for their parties and events. We want to be everybody’s front yard.”on Olympus Boulevard overlooking North Lake.
